Keeping Your Lakehouse Safe & Secure

Security systems, fire safety, physical hardening, and protection strategies for lake homes — especially during extended absences

A lake home presents a unique security profile compared to a primary urban or suburban residence. It is often unoccupied for significant periods. It may be located in an area with longer emergency response times. It contains watercraft, recreational equipment, and personal property that is visible and accessible from the water. And it faces a set of property damage risks — water intrusion, frozen pipe failures, storm damage — that require proactive monitoring rather than after-the-fact response.

Here are the five categories of lake home security that every owner should address.

Security Systems & Cameras

Modern security systems have become remarkably capable and affordable. A professionally monitored system with cellular backup (so cutting the phone line does not disable it), motion-activated cameras covering the dock, driveway, and main entry points, and a video doorbell provide comprehensive coverage. For lake homes used seasonally, the ability to remotely check cameras from your primary residence is particularly valuable. Look for systems with local storage backup in addition to cloud recording.

Fire Safety

Lake homes have several elevated fire risk factors: older wiring that was not installed to modern standards, fireplaces and wood stoves used frequently, propane or natural gas systems, and the distance from the nearest fire department response. Install interconnected smoke alarms on every level and in every bedroom — when one sounds, all sound. Add carbon monoxide detectors near sleeping areas and all fuel-burning appliances. Have fire extinguishers in the kitchen, near the fireplace, and in the garage. Service chimneys annually.

Physical Security

Lake homes are frequently unoccupied for extended periods, which makes physical hardening important. Upgrade all exterior door locks to deadbolts with Grade 1 ratings. Reinforce door frames with security strike plates — the weak point in most forced entries is the frame, not the lock itself. Add sliding door security bars or pins to all sliding glass doors. Consider a smart lock that allows you to issue and revoke codes for housekeepers, contractors, and family members without sharing physical keys.

Water & Flooding Protection

Water damage is one of the most common and costly claims in lakefront properties. Install a water leak detection system with sensors under sinks, near the water heater, and in the basement or utility room. Smart leak sensors send alerts to your phone the moment water is detected — catching a small leak before it becomes a major claim. A sump pump with a battery backup and an alarm is essential. Consider a smart sump pump monitor that alerts you if the pump activates or if the backup battery is low.

Winter Absence Security

The most damaging events in seasonally vacant lake homes happen during winter: pipe bursts, roof failures from ice dams, basement flooding from snowmelt, and even break-ins are more common. Install a temperature monitoring device that alerts you if the home drops below a safe threshold. Have a trusted neighbor, property manager, or caretaker service check the property monthly. Provide your caretaker with emergency contacts for every service you use.

Pre-Departure Checklist for Extended Absences

Lock all doors and windows — including second-floor and basement
Set thermostat to minimum safe temperature (55°F)
Turn off main water supply if winterizing
Secure all watercraft with locks
Unplug non-essential electronics
Set smart lights on randomized schedule
Notify a trusted neighbor of your departure dates
Arm security system and confirm cameras are active
Forward mail or stop delivery
Leave emergency contact list visible for caretaker
