And it faces a set of property damage risks — water intrusion, frozen pipe failures, storm damage — that require proactive monitoring rather than after-the-fact response.

Security Systems & Cameras
Modern security systems have become remarkably capable and affordable. A professionally monitored system with cellular backup (so cutting the phone line does not disable it), motion-activated cameras covering the dock, driveway, and main entry points, and a video doorbell provide comprehensive coverage. For lake homes used seasonally, the ability to remotely check cameras from your primary residence is particularly valuable. Look for systems with local storage backup in addition to cloud recording.
Fire Safety
Lake homes have several elevated fire risk factors: older wiring that was not installed to modern standards, fireplaces and wood stoves used frequently, propane or natural gas systems, and the distance from the nearest fire department response. Water & Flooding Protection
Water damage is one of the most common and costly claims in lakefront properties. Install a water leak detection system with sensors under sinks, near the water heater, and in the basement or utility room. Smart leak sensors send alerts to your phone the moment water is detected — catching a small leak before it becomes a major claim. A sump pump with a battery backup and an alarm is essential. Consider a smart sump pump monitor that alerts you if the pump activates or if the backup battery is low.
Winter Absence Security
The most damaging events in seasonally vacant lake homes happen during winter: pipe bursts, roof failures from ice dams, basement flooding from snowmelt, and even break-ins are more common. Install a temperature monitoring device that alerts you if the home drops below a safe threshold. Have a trusted neighbor, property manager, or caretaker service check the property monthly.
